To ensure financial stability, applicants must have a gross combined income of at least three times the monthly rent, unless otherwise required by applicable state law.
Credit History
Approval criteria vary by market and are based on Resident Score requirements, which determine standard approvals, approvals with higher deposits, and denials. Additional credit considerations include:
- No open bankruptcies; previous bankruptcies must have been discharged for at least 12 months before applying.
- Applicants with an open mortgage balance must provide documentation proving the home is leased or listed for sale.
Criminal History
We conduct thorough background checks and may deny applications based on certain felony convictions. Each applicant is reviewed individually to make a fair determination.
Rental History
Prior rental history is an important part of our evaluation. Applicants must meet the following criteria:
- No evictions within the last 5–7 years.
- No outstanding rental debt is owed to a landlord or property management company.
